Building Codes by State

There is no such thing as a building that is 'code compliant' in general. Compliance is always to a specific jurisdiction's adopted code, at a specific address.

Why the address matters

When we ask for your exact site address before quoting, it is not a sales formality. The engineering values that determine how much steel goes into your building are published geographically, and they change over short distances. Two sites twenty miles apart — or two thousand feet apart in elevation — can carry meaningfully different design loads.

This is also why a quote based on a nearby town can be wrong in both directions. Under- engineered fails inspection; over-engineered costs you money you did not need to spend.

The three load values

Nearly all of the site-specific engineering comes down to three numbers:

  • Ground snow load — how much accumulated snow the roof must carry, in pounds per square foot. Elevation-sensitive, and the dominant factor in northern and mountain regions.
  • Design wind speed — the wind the structure must resist, with coastal and open-exposure sites carrying higher values. Governs uplift, which is what matters most for open structures and roofs.
  • Seismic design category — derived from ground motion values and your soil class. Affects anchorage and bracing rather than the frame itself in most cases.

On top of these, your jurisdiction may impose local amendments — additional requirements layered on the base code. These are genuinely local and your building department is the only reliable source.

Stamped drawings

A stamped drawing set is signed and sealed by a professional engineer licensed in your state or province, certifying the design meets code for your location. Most building departments will not issue a permit without them, and they matter beyond the permit: lenders, insurers and future buyers all treat a stamped structure differently from an unstamped one.

Keep the set with your property records. You will want it if you ever add a mezzanine, hang a crane, sell the property, or make an insurance claim.

The permit process

  1. Talk to your building department first. Before ordering. Ask about setbacks, height limits, allowable use and any appearance requirements — some jurisdictions restrict exposed metal siding in certain zones.
  2. Confirm the design values they require, and any local amendments.
  3. Submit the stamped drawings along with your site plan and foundation details.
  4. Schedule inspections as required — typically footing, foundation, framing and final.

The single most common source of delay is discovering a zoning restriction after the steel is ordered. One conversation early avoids it.

State-by-state notes

Requirements below are broad orientation, not a substitute for your local building department. Codes are adopted at the state and often municipal level, and they are revised on a cycle.

Heavy snow states

Alaska, Colorado, Idaho, Maine, Michigan, Minnesota, Montana, New Hampshire, New York, North Dakota, Utah, Vermont, Wisconsin, Wyoming. Ground snow load drives the roof design and can vary dramatically with elevation inside a single county.

High wind & hurricane

Alabama, Florida, Georgia, Louisiana, Mississippi, North Carolina, South Carolina, Texas, Virginia. Coastal counties carry higher design wind speeds and often additional wind-borne debris requirements.

Seismic design

Alaska, California, Hawaii, Nevada, Oregon, Utah, Washington. Seismic design category affects anchorage and bracing, and is set by soil class as well as location.

Frost depth critical

The northern tier and mountain west generally. Footings must extend below the local frost line, which your building department publishes.

Canada works the same way under the National Building Code as adopted and amended provincially, with climatic data published by location. Quebec administers its own construction code, and requirements there differ from the rest of the country.
